Meridian is located in the Treasure Valley, a region that includes the cities of Boise, Nampa, and Caldwell. Granted, your Meridian Real Estate Guide may be a bit biased when touting all things about the area, but Meridian was named the “2nd Best Place to Live in America” by Money Magazine in 2018!

Founded in 1891 – Meridian was named for its location on the Boise Meridian, which is the imaginary line that runs north-south through the state and serves as the basis for land surveying in Idaho. Exponential growth has seen this area’s population expand from 6700 in 1990 to a current population of about 130,000! Downtown to downtown gets you from here to Boise in only 15-20 minutes, giving residents access to even more sports, culture, restaurants, and amenities. 

The “vibe” here is a mix of small-town charm and suburban convenience. This fantastic area is a growing city with a strong sense of community and a hefty dose of friendliness!

Neighborhoods & Schools

  1. Silverstone – a newer neighborhood located in northwest Meridian – has a variety of homes, spacious lots, parks, and community amenities.
  2. Lakeview – located in southeast quadrant of this city. Features a large community lake, parks, and walking paths.
  3. Tuscany – a newer neighborhood in southwest Meridian. Features a variety of homes and known for community amenities.
  4. Villages of Meridian – a newer master-planned community located in the heart of this city. Variety of homes, parks, community amenities, including a community center and pool.
  5. Settler’s Pointe – a newer neighborhood in the southeast quadrant – has a community park and playground in the neighborhood.
  6. Eastover – a neighborhood located in southeast Meridian. A variety of homes, community amenities, and community pool.
  7. Victory – a newer neighborhood in northwest Meridian, near the Eagle & Boise area – plenty of amenities and green spaces.

Given the exponential growth here, there are many new neighborhoods. As such, housing prices here tend to be a bit higher with a median home price running about $425K. The cost of living in Meridian is slightly higher than the national average, attributed primarily to the housing market. 

The West Ada School District, also known as Meridian School District, is known for its commitment to providing a high-quality education to its students. The district offers a strong focus on academic excellence and offers a wide range of academic programs, including Advanced Placement (AP) courses, dual credit classes, and vocational education programs. The district’s motto is “Preparing Today’s Students for Tomorrow’s Challenges” – your Real Estate Guide thinks that is a great summary!

The district has received accolades and awards, like being named as one of the best school districts in the country by Niche in 2021 and having several of its schools recognized as “Blue Ribbon” Schools by the U.S. Department of Education.

  • Settlers Park – a city park featuring playgrounds, picnic areas, sports courts/fields, splash pad, and a lake for fishing
  • Boise River – popular for rafting and kayaking
  • Ridge to Rivers Trail System – an interconnected tail system of over 190 miles in the Boise Foothills area
  • Tully Skatepark – a popular spot for skateboarding, BMX, and inline skating

On top of a growing economy, excellent schools, and high safety ratings – this city is also known for community events, concerts, festivals, and holiday celebrations! Such a great place to live and raise a family! Check these out:

Food and shopping …

For shopping, The Village at Meridian is “the” place! It’s a wonderful environment with fountains, light shows, playgrounds, and oodles of restaurants.  Other shopping in this city will definitely cover all your needs from Costco to Trader Joe’s to Marshall’s, etc.

If restaurant hopping is your jam – lots to choose from! A few you might enjoy:

  • Big Juds – casual diner-style restaurant – serves breakfast all day, burgers, sandwiches, etc.
  • Deja Brew Bistro -coffee house, great for casual meetings and networking
  • Epi’s A Basque Restaurant – traditional Basque cuisine – try the calamari and the meatballs!
  • Lucky Fin’s – seafood, sushi, and grill – not to mention, great cocktails!
